Water heaters
Water heater repair
Water heater repair fixes the parts that commonly fail: thermocouples, flame sensors and igniters, gas control valves, heating elements and thermostats, and temperature/pressure relief valves. If the tank itself leaks, the heater needs replacing.
- Typical time
- One to two hours.
- Repair or replace
- Repair if the tank is sound and under about 8 years.
Gas tanks usually fail at the pilot or ignition system; electric tanks at elements or thermostats. Sediment makes both less efficient and noisier.
A relief valve that drips can signal high pressure, often from a missing or failed expansion tank. It shouldn't be capped.

Water Heater Repair: common questions
Is it worth repairing an old water heater?
If it's under about 8 years old and the tank isn't leaking, repair usually makes sense. Past 10–12 years, replacement is often the better investment.
Why does my relief valve drip?
Usually excess pressure from thermal expansion. An expansion tank or pressure-reducing valve fix often solves it.
